Hip inner-city suburbs are undergoing a worker renaissance as surging office rents begin to tip the construction scales away from residential apartments.

Record low office vacancy rates combined with a crackdown on funding for locals and offshore apartment buyers have triggered a change in direction for local developers, particularly in Cremorne, Richmond, Collingwood and South Melbourne.
