Joanna Plains sale marks premier rural opportunity

Perth, 18 May 2017 – CBRE has been appointed to market a significant cropping and grazing enterprise north of Perth in a move that will unlock more than 9,000 hectares of premium rural land. 

Located 163km north of Perth at Cataby, Joanna Plains is a 6,679ha rural property developed for cropping, grazing and feedlotting.

The property, which benefits from a 3.6gl water entitlement from the Yaragadee aquifer and excellent bore infrastructure, features extensive improvements, including eight homesteads and supporting buildings.

CBRE’s Phil Melville and Danny Thomas have been appointed to market the property on behalf of the Receiver, David Young, which includes an additional 2,670ha of leased land which may be assigned to the purchaser. 

Mr Thomas said the property was expected to attract strong buyer interest from a diverse group of investors.

“Joanna Plains is an exceptional opportunity with its existing approvals and infrastructure well suited to supporting a vertically integrated meat business, given the existing feedlot approvals in place and semi-complete abattoir (to lock-up stage),” Mr Thomas explained. 

Mr Melville said the property’s bore water supply was also a major drawcard. 

“With one 460 metre bore calculated to produce 100 litres per second, and a drawdown of just 58 metres, the property’s water supply is a real differentiator that positions it strongly for a range of future uses,” Mr Melville added. 

“Furthermore, access to the Dampier to Bunbury gas pipeline creates opportunities for an array of other uses, including energy generation.”

Comprising four separate titles, there is also an opportunity for the incoming purchaser to segment the property. 

The property is located 17km from the town of Dandaragan and 60km from the regional centre of Moora. 

The property is being offered for sale via Expressions of Interest closing June 28, 4pm.
