Abacus Property and Linear Group's new $160m development, One A, in Sydney's Erskineville promises to be as unique as the cherished and eclectic village itself. A fresh take on tradition, One A's collection of one bedroom, one bedroom with media space, two bedroom terracestyle apartments and three bedroom penthouses draw inspiration from Erskineville's heritage row houses of yesteryear. Award-winning architects and designers, KannFinch, Breakspear and BKH have collaborated to shape a building of great logic and simplicity, oriented to take advantage of the future streetscape's green character. What's considerably unique about this designer collaboration is the dichotomy between the young, emergent dynamic of Breakspear and the breadth of knowledge and experience from internationally renowned KannFinch, which spans over 50 years. Combined with arguably one of Australia's most influential designers BKH, the collective will provide a truly visionary piece of architecture like never before. A dramatic carved entrance feels like an enormous outdoor room that funnels you inwards into the building and out into the precinct buzz with links to the future McPherson Park village green nearby. A beautiful internal courtyard garden creates green space within, while expansive picture windows and balconies benefit from the new green vision for the Ashmore precinct. One A's inventive architectural thinking has a brilliant impact on its interior spaces. Thoughtfully created stylish and functional living experiences focused on more space, generous appointments, simple lines and innovative thinking. Most living rooms sit flush against the faà §ade's signature picture windows with inset rather than projecting balconies that function more as indoor-outdoor rooms. In many apartments, liberal island kitchens, wrapped in oak, integrate seamlessly with the openhearted oak-floored living areas, enhancing the sense of space and contemporary glamour. A terrazzo or golden marble shelf adds a blush of colour in the light grey tiled bathrooms with beautiful custom-made graphic carpets bringing interest and warmth to the bedrooms. Bespoke bedroom carpets add subtle complementary graphic colour and texture to the scheme. Residents will be able to choose from two beautiful colour schemes that bring their apartment to life and express their character. The chic and understated Classic scheme uses a calming natural palette where oyster grays and soft whites are layered throughout the spaces to create a sophisticated neutral backdrop. Using a wash of naturals as its base, the Modern scheme judiciously employs floating planes of subdued colour such as aubergine, sea foam green, cerulean blue and soft pinks that add subtle verve to the underlying neutral canvas. Luxuriously cosmopolitan, One A's house-sized, two-level, three-bedroom penthouses are created to be lived in and enjoyed. Designed to exceed expectations, the interior architecture is understated yet individual "â? a sanctuary in an urban village. Wide 8-metre frontages offer exceptionally generous and highly utilisable internal space. The two bedroom terrace-style apartments also "borrow" additional greenery from lush adjacent landscaped gardens bringing delightful leafy outlooks into the interiors. Extraordinary bespoke kitchens are large and glamorous and, in many apartments, even include a scullery area for dedicated entertainers. Grand sculptural stairs lead to bedrooms above where skylights and voids draw plentiful light into the open plan living areas below. Superb walk-in or walk-through robes complete the luxury master suites, thoughtfully crafted to meet the demanding needs of busy city dressers. Adding to its appeal, One A will soon be fringed by a beautiful village park, grand tree-lined streets and a new local retail hub as one of the City of Sydney's biggest urban development projects, the Ashmore Precinct, comes to life. Located in Erskineville and on the border of Alexandria, the 17-hectare site will become a new residential neighbourhood and will eventually be home to approximately 6,000 residents, as development is staged over the next 10 years. The redevelopment will see South Sydney transition from a highly industrial area to a desirable residential suburb with new streets (some with separated bicycle lanes), a large central park and systems to manage storm water. What was once an industrial scrap yard will soon become a thriving community for locals to relish. Residents can also enjoy the lush landscaped gardens and rolling hills of one of Sydney's most established parks, Sydney Park. Only a short distance from One A, Sydney Park comprises 40 hectares of lush greenery, meandering pathways and picturesque wetlands. Both St Peters and Erskineville train stations are also just a short walk from One A making it one of the most accessible residential precincts in the area. Only 3km to the CBD and surrounded by urban hubs and buzzing Newtown, Redfern, and Surry Hills, One A presents Sydney weekend and weekday life at its best. Providores, bakers, baristas and grocers come together to create a spirit and environment that encourages one to live local. Around every corner, a multitude of on-trend eateries, friendly cafà ©s and essential stores spoil residents for choice and comprise the multitude of tastes and experiences that make this pocket of Sydney unique. One A will launch to the public late September 2015 with construction due to commence towards the end of this year. Completion is expected in mid-2017. Communal areas A beautiful internal courtyard garden creates green space within and invites light and greenery into the heart of One A, while expansive picture windows and balconies benefit from the new green vision for the Ashmore precinct. This tranquil landscape is like an expansive outdoor room where a reflecting pond, beautiful architectural screens and atmospheric lighting create an internal oasis and retreat. A place to gather with friends, family and neighbours, the courtyard offers lovely vistas from the apartments and welcoming green pause points within the building.   7. Internal Fixtures and Colour Schemes Generously appointed apartments, stylish terrace-style apartments and penthouses are designed to optimise natural light and flowing indoor-outdoor space. Substantial design-conscious kitchens in varied configurations are created for both form and function, seamlessly integrated within the open plan layouts. Elegant simplicity dovetails with modern design thinking where subtle blocks of beautiful colour enhance an underlying natural palette. Inventive and generous storage solutions, discreetly incorporated into the fabric of the apartments, are a superb feature of the designs. They deliver superior everyday liveability that honours both function and beauty. Two beautiful colour schemes really work to bring these outstanding terrace homes and apartments to life " Classic and Modern. Both dovetail an elegant simplicity with timeless appeal so that, within each palette, there's ample freedom for residents to express their own character.   8.
